This Week’s Seven Under $700k – Brooklyn, Queens, and Manhattan Real Estate Deals

Week of 9/25/2019

Finding a home in New York City might seem impossible. Here are some closings that took place in NYC that might change your mind. Or destroy all your hope.

210 W 103rd St #4A, Manhattan Valley

Manhattan│Studio, 1 bathroom

Listing Courtesy of Patricia Gilman, LREB

This one was a little hard to describe.

It looks like a stereotypical NYC bedroom. They literally turned a walk-in-closet into a bedroom.

Could work for the right person, maybe?

But by far the coolest thing about this Manhattan Valley Co-op is the building. It was apparently the birthplace of Norman Rockwell.

Yes, that Norman Rockwell.

Listing Date: April 9th, 2019 Listed At: $425,000 Sold For: $412,500 Days on Market: 71 Days Monthly Common Charges: $843 Interior Square Footage: ??? ft² Price Per Square Foot: ???/ft²

299 Van Buren St #3A, Stuyvesant Heights

Brooklyn│1 Bedroom, 1 Bathroom

Listing Courtesy of Douglas Elliman

If you love restaurants and ease of transportation this is actually a pretty good home.

Surrounded by many local favorites and the J/M/Z line, this Brooklyn condo kinda has it all.

Ceramic tiles, quartz countertops, double height ceilings/outdoor space, and Brazilian-style rain shower heads

I’m jealous.

This one has a hands free toilet. Sold.

Listing Date: June 3rd, 2019 Listed At: $299,000 Sold For: $299,000 Days on Market: 22 Days Monthly Common Charges: $546 Interior Square Footage: 725 ft² Price Per Square Foot: 412/ft²

100 Newel St #1L, Greenpoint

Brooklyn│1 Bedroom, 1 Bathroom

Listing Courtesy of Corcoran

Living in Greenpoint has definitely gotten more expensive in the last couple months.

Rent prices have actually gone up 15% since last year.

So it makes sense that a co-op in this Polish/Artsy neighborhood would sell above asking price.

And you can actually make use of Mccarren Park, this apartment is pet friendly!

But you’re at the mercy of the G train. Or if you’re willing to walk, the L train, which isn’t really any better.

Listing Date: June 12th, 2019 Listed At: $699,000 Sold For: $725,000 Days on Market: 27 Days Monthly Common Charges: $500 Interior Square Footage: ??? ft² Price Per Square Foot: ???/ft²

7610 34th Ave, Jackson Heights

Queens│2 Bedrooms, 1 Bathroom

Listing Courtesy of Keller Williams Landmark

This pet-friendly co-op WITH an elevator is definitely something I wish I could have caught before it sold.

There’s no pet-size restriction in this apartment and you can sublet after 2 years, which is a kind of an unheard of combination for co-ops.

All the transportation and food you could ever need.

The only trade-off is there’s no in-unit laundry, you’ll have to carry your lazy ass down the elevator.

The smallest price to pay for such a great apartment.

Listing Date: November 29, 2018 Listed At: $549,000 Sold For: $472,000 Days on Market: 181 Days Monthly Common Charges: $762 Interior Square Footage: 850 ft² Price Per Square Foot: $555/ft²

77-14 79th St, Glendale

Queens│3 Bedrooms, 2.5 Bathrooms

Listing Courtesy of Douglas Elliman

Ah yes. Finally a home that you can buy in New York that won’t make your parents question your financial decisions.

This single family home in Glendale isn’t the most updated home, but it’s definitely a good house. The location is fantastic for those who don’t mind having to take the bus to Myrtle-Wycoff if it means getting some peace and quiet. Neighboring Ridgewood (same zip code, different neighborhood), you can still go to your favorite coffee shops and bars.

Glendale will be the next neighborhood to get hot when Ridgewood and Bushwick get too expensive. Mark my words.

Listing Date: May 19, 2019 Listed At: $725,000 Sold For: $700,000 Days on Market: 67 Days Lot Size: 20×100

88-17 51st Ave, Elmhurst

Queens│2 Bedrooms, 1 Bathroom

Listing Courtesy of Century 21

Elmhurst, Jackson Height’s much quieter brother.

With the proximity to the M and R line, this penthouse condo in Queens is a good alternative for those who can’t afford Manhattan and tried going to Long Island City, but couldn’t afford that either.

But real talk, is it really a penthouse apartment if it’s only on the 4th floor?

Listing Date: July 15th, 2019 Listed At: $599,000 Sold For: $605,000 Days on Market: 11 Days Monthly Common Charges: $368 Interior Square Footage: 807 ft² Price Per Square Foot: $750/ft²

Please note: Days on Market indicates the days it took to get a contract signed by both parties of the real estate purchase, not from the listing date to closing date
